Amazing opportunity to step into a 6 year old permaculture site in Milledgeville, GA.


 Looking for someone who will love this farm for what it is!  
This 40 acre, fully-fenced (and some cross-fenced)  with 3 buildings, 2 sheds (storage, laundry building-and food storage (partially insulated), large gardens, 1 small pond, 3-5 year old orchard, large "tool tent",  4 cisterns on the land, hand-made water system, deep well, and more!

Please note, the time, effort and money that have been put into this farm are great. The monetary input alone is nearly DOUBLE the current asking price, so buyer will get a heck of a deal, due to the economy.  SELLER IS VERY MOTIVATED and will consider all cash offers!!!

Details:

This farm is set up with 3 separate spaces, so it could house a family or a couple or small community. There is approx 800' of road frontage, so potential exists for community or lot split.

2 spaces (right) are 192 sq ft. each. One has kitchen (with sink) and sleeping loft, the other has 14 ft. ceiling, high storage/display shelves, and screened/sleeping porch. (These two total about 800 sq ft. with screen porch).
Area between cabins was a greenhouse (poly panels have been removed.) Please not there is NOT a power system on site. Buildings were formerly solar powered and could easily be again.
 South-facing windows let in tons of passive solar in the winter but sun is shaded by overhang and trees in the summer.  Potential for two small ponds on either side of these cabins.
Cabins were green built in late 2008 and include Marmoleum flooring, paperless drywall, no VOC paint,  and all natural varnishes on counters and cabinets.  Each space has an easily heatable greenhouse space for chilly plants.

Small garden cottage (155 sq ft.) is made from "trash", with hand peeled pine poles on ceiling and doors open to small greenhouse and shower area. Has woodstove. Could be used for writer's shack, garden shed, or guests, etc.

mple storage in two metal storage sheds. One shed is partially insulated and can hold home-canning or extra food.  Cistern can be used to cool off  with a swim in the summer.


Solar clothes dryer is included. ;)






Perennials, Trees, and growing info:
Growing season is April 1-Oct. 15, but much grows thru the winter too!  This area is USDA Hardiness zone right on the line between 7B/8A and with a little pampering many tender things can survive.

Farm has developed perennial areas with MANY medicinal herbs and room for many more, including meadowsweet, sweet grass, yarrow, gotu kola, ground ivy, monardas, calendulas, lavendars, cleavers, dandelion, bellumcanda, catnip, stevia, milk thistle, feverfew, evening primrose, butterfly weed, papyrus, pennywort, St. John's wort, sushni, ballonflower, rosa canina and rugosa rose, lemon balm, vitex negundo and vitex agnus castus, viburnum opulus and prunifolium, and much more...

There are also culinary herbs, like rosemary, thymes, spearmint and peppermint, oreganos, marjoram, leaf celery, cilantro, etc.

Perennials include:  blueberries and asparagus, jerusalem artichoke and self-seeders like perilla, lamb's quarters and amarath.

 with 1 small pond, 3-5 year old orchard including many fruit trees (peaches, plum, fig, apple, persimmon, mulberries, illeagnus, fejoa, pomegranate, elderberry), pecan, walnut and hazelnuts, and tea plants, plus lindens, hawthorne, willows, etc., and two large garden areas that have never had chemicals or tractors (or any machinery) on them.

Currently the driveway and some paths are a bit over-grown with grass but nothing a weedeater can't handle. Some areas may need to be bush-hogged again, but some small areas were cleared in 2009.




Fencing

Fencing is "solid lock" which is wrapped to ensure goats and other animals can't pry the wire apart. There are also two strands of barbed wire, one at the top and one at bottom, to keep out things going over or under the fence, although an occasional deer still gets over the outer fencing.  Fencing is sturdy enough for cattle and horses and reaches 5' with barbed wire.
38 of the 40 acres is fenced, as above, and also about 5 acres are within a SECOND fence, so that goats, cows, etc. can have the run of about 32 acres, while you and your gardens are safely kept away from the animals.

There is housing for goats and chickens, a two stall goat shed, next to the "tool tent" which is a large truck tarp turned into a farm storage area. Large (19' diameter) deck for Gazebo or Yome is built on site. 
There is also a good deal of seasoned firewood on site, and and endless supply still standing. Sweetgums are good "coppice" trees too.
Lots of firewood (left) and coppice-able sweet gums on site. Property has gate on either side-locked. Land is TOTALLY private.  Taxes are about $1600 per year.
There is an easement for the neighbor behind, but there is little to no road maintenance and road is fenced out of property.

Please Note: This is a PERMACULTURE Farm, so the toilet/bathroom facilities are very basic (basic bucket humanure and pit latrine, hand made water system (with solar powered well), one solar heated shower in garden cottage greenhouse.
Driveway is rough (not for low cars), very rural, etc.)

This farm is located 12 miles west of Milledgeville, GA, which is  2 hrs. to Atlanta, 4 hrs to Mountains, and 3 hrs to the coast!
